What lease terms do you offer?
Depends on the year and our availability! Right now we can offer a range of lease terms. Need something for the summer semester only? Got you covered! Summer – Fall, we can do that! We have availability now! Our most common lease is a 12 month lease (August to July) but if you need something sooner, we can help you out!
Is the community pet-friendly?
Yes! We love our furry friends here at Montaire!

Are the apartments furnished?
Yes! Montaire Student Living comes fully equipped with energy-efficient stainless-steel appliances, a designer furniture package with a couch, coffee table, and media console, plus an in-home washer and dryer. All bedrooms are fully furnished and include a full XL-size bed, desk, chair, and drawers. Select units also feature barstools, a kitchen island, and additional seating.
Do you offer roommate matching?
Yes! Montaire offers a roommate matching program to help you find a great fit. During the application process, you’ll answer a few questions about your habits and preferences. From there, our team works to match you with compatible roommates before move-in.

We are 15 minutes away!

How can I get to campus?
We have a private shuttle, public bus, trax system, etc. Close to The U and Westminster!
What is the application process and how long does approval take?
Applying is simple and can be completed online. Applicants will submit an application and pay the required fees, which typically includes a background and credit screening. Once all required documentation is received, approvals are generally completed within a few business days. After approval, lease documents will be sent electronically for signature. Please note that an apartment is not reserved until the lease is signed and the security deposit has been paid.

Is renters’ insurance required?
Yes, renters insurance is required for all residents. You may either enroll in the community’s policy or provide your own coverage, as long as it meets the required guidelines.

When is rent due?
Rent is due on the 1st of each month. A grace period is provided through the 5th, with late fees applied beginning on the 6th.

How are packages delivered and where can I pick them up?
Packages are handled through our secure package management system. Once your delivery arrives, you’ll receive a notification with instructions on how to conveniently pick it up from the package room.
How do I submit a maintenance request?
Submitting a maintenance request is quick and easy through the resident portal. Our team will review your request and respond promptly to address any concerns.
What is the guest policy?
Residents are welcome to host guests in their apartment. To ensure a comfortable community for everyone, overnight guests require prior written approval from management.
Residents are responsible for their guests at all times while on the property. Please note that apartments have a maximum occupancy limit of 10 individuals at any given time.

Do you provide guest parking?
Guest parking is available via street parking in the surrounding neighborhood. We ask that all residents and guests carefully follow posted city parking regulations and signage to avoid any violations.
What is the decorating policy?
We want you to feel at home in your space! Residents are welcome to personalize their apartment with décor such as hanging pictures.
However, any alterations, installations, or modifications to the apartment require prior written approval from management. If changes are approved, they may need to be returned to their original condition at move-out unless otherwise agreed in writing. Any unapproved or unaddressed changes may result in additional charges.

What happens when I decide to move out? (notice, early termination, charges)?
We understand that plans can change, and we’re here to help guide you through the moveout process. Residents are responsible for fulfilling the full lease term. If you need to move out early, options may be available, but additional charges could apply as outlined in your lease agreement. If you vacate early, you will remain financially responsible for the apartment until it is re-leased or the lease term ends.
Before moving out, residents are asked to:
• Provide a forwarding address
• Return all keys and access devices
• Leave the apartment clean and in good condition
• Complete a move-out inspection if scheduled
Security deposits are returned within 30 days after move-out, less any applicable deductions.
